From scan to model

We receive your point cloud or scanning data and turn it into an organized, coordinated BIM model, ready for design, renovation and construction.

  1. 01

Point cloud & existing conditions analysis

We receive your point cloud or scanning data and study the existing building in detail: geometry, structural logic, materials, irregularities and every constraint that will impact the BIM model.

  2. 02

    Data cleaning & model strategy

We organize the raw information into a clear modeling strategy: LOD requirements, template alignment, modeling standards and naming conventions.

  3. 03

    Scan-to-BIM production

We transform the point cloud into a precise BIM model: walls, slabs, beams, columns, openings, stairs, roofs and MEP elements, modeled with accuracy and consistency.

  4. 04

    Demolition & renovation modeling

We develop the BIM models for a refurbishment: existing state, demolition and proposal. They are technical models that serve as the basis for the professional responsible for the project.

  5. 05

    Technical BIM documentation

Plans, sections, elevations, schedules, quantities and coordination views. We support your team with BIM integration and deliver the technical base for the documentation your professional signs.

Packages

I · Essential

  • Point cloud interpretation. A clear understanding of the existing building through the geometry, structure, materials and irregularities captured in the scan.
  • Modeling strategy setup. LOD requirements, modeling standards, naming conventions and template alignment for a clean BIM workflow.
  • Core scan-to-BIM model. Accurate modeling of walls, slabs, beams, columns, openings, stairs and roofs based on the point cloud.
  • Existing conditions documentation. A structured set of BIM views of the current state: plans, sections, elevations and key coordination views.
  • PDF BIM summary. Modeling decisions, LOD, standards used and the overall structure of the model, in one document.

A precise existing-conditions BIM model that can be shared for design development, coordination or early pricing.

II · Complete

  • Full BIM model dossier. The existing model, renovation phases and all elements needed for design and coordination.
  • Detailed BIM layouts. Final plans, sections, elevations and coordination views.
  • Material & element classification. Digital classification of materials and building elements using the point cloud and your references.
  • BIM elements & specifications list. Modeled components with attributes, quantities and classifications for coordination workflows.
  • Renovation & phasing models. Clear BIM models for the existing state, demolition and proposed design.
  • 3D BIM visualizations. Isometric views, 3D cutaways and visual representations of the existing and proposed models.

A BIM model with renovation phases and detailed outputs, ready for technical development, coordination or contractor pricing.

How we work

We model in Revit and deliver in native format or IFC, with documentation in PDF and DWG, as agreed at the start.

  • Fixed scope. What gets modeled, to which LOD and with which tolerances, agreed before we start.
  • Architect judgment. We don't trace points: we interpret the building. Walls, structure and openings with construction logic.
  • QA overlays. Delivered with model-to-cloud overlays and documented deviations.

If you don't have a point cloud yet

We don't do the scanning: we work from the point cloud or scanning data you send us. If you don't have one yet, we can advise you on the scan before modeling starts.

Frequently asked questions

Do you do the laser scanning?

No. We model from your point cloud or scanning data. If you don't have one yet, we can advise you on the scan before modeling starts.

What level of detail do you model to?

Between LOD 200 and LOD 400. What gets modeled, to which LOD and with which tolerances is agreed before we start.

Which formats do you deliver?

Native Revit or IFC for the BIM model, and PDF and DWG for the documentation.

How quickly do you send a quote?

We send a fixed price plus VAT within 2–3 working days, with a fixed scope.

Do you work with firms outside Spain?

Yes. We work remotely for clients across Europe and coordinate through video calls and shared models.
